A real, dedicated state statute: Nevada Revised Statutes § 278.253 specifically addresses the zoning of tiny houses at the state level.5 Layered on top of that, Senate Bill 150 (2021) requires cities with populations over 150,000 to create zoning provisions for tiny homes — Las Vegas had to comply by January 1, 2024, and did so through its Title 19 code, section 19.9.4.B.6, which permits tiny homes in every district where ADUs are already allowed.6,8

  3. Confirm whether your specific city has adopted Appendix Q at all — Sparks and West Wendover notably have not, unlike most of their neighbors.
